And you might want a different one depending on your situation.


At Shrewd Real Estate, we believe that it really all comes down to service.  Is your lender going to be there for you A) when you need them and B) after the sale is done?  Will they be patient with you and truly understand your goals to ensure that your best interests are met?  There needs to be mutual trust built between the lender and their client.


Try to find a lender that is prompt to respond to not only your initial contact, but any additional inquiries as well.  Find a lender with whom you can relate.  Are they courteous and friendly?  Do they speak to you and not over you?  Is the lender knowledgeable about all existing programs and are they willing to take the time to educate you for your particular situation? Have you left the lender’s office with the feeling that you have a strong grasp on the home-buying process or do you have more questions than when they started?


With that being said, not all lenders offer the same services or loan products.  When you're talking about hundreds of thousands of dollars in interest, you are going to want to ensure that you have done your due diligence and saved money as necessary. 


So what questions should you ask a potential lender when you are getting rate quotes?


  1. How long have you been working as a loan officer?

  2. How many loans did you close last year?

  3. ​How much can I afford and what type of loan options are available to me as a borrower?

  4. ​What kind of follow-up or refinancing programs does your company have? Will you service the loan?

  5. ​What would be my APR be for a loan?  Not interest rate, but annual percentage rate?

  6. ​How much does it cost to lock my rate and what happens if my lock expires?

  7. What other costs are associated with closing my loan (appraisal, underwriting, document prep, etc.)?

  8. ​Will you be attending my closing and will you go over my HUD settlement statement with me in advance?

  9. ​If applicable, how long until I can be done with paying mortgage insurance?

  10. Do you have any references that you can provide?
