Just give me the money!!

If you aren't "Grade A" lending material, it's harder to get money than it was back in the earlier 2000s.  While some of the regulations have softened, it is still going to be a battle with lots of documentation need.  To the point where you think they'll want to know your blood type and if you go to the bathroom regularly:)


Is your lender going to be there for you A) When you need them during the transaction and B) After the sale is done?  Will they be patient with you and truly understand your goals to ensure that your best interests are met?  These are just some of the questions you should ask yourself as you choose which lender is right for you.


Try to find a lender that is prompt to respond to not only your initial contact, but any additional inquiries as well.  Find a lender with whom you can relate and speaks to you (not over you).  Is the lender knowledgeable about all existing programs and are they willing to take the time to educate you for your particular situation? Have you left the lender’s office with the feeling that you have a strong grasp on the home loan process or do you have more questions than when they started?


With that being said, not all lenders offer the same services or loan products.  When you're talking about hundreds of thousands of dollars in interest, you are going to want to ensure that you have done your due diligence and hopefully got a great deal on a loan. 


So what questions should you ask a potential lender when you are getting rate quotes?


  1. How long have you been working as a loan officer?

  2. How many loans did you close last year?

  3. ​How much can I afford and what type of loan options are available to me as a borrower?

  4. ​What kind of follow-up or refinancing programs does your company have?

  5. Will this bank/institution service the loan or sell it off?

  6. ​What would be my APR be for a loan?  The APR is a much better way to compare two different companies.

  7. ​How much does it cost to lock my interest rate and what happens if that lock time expires?

  8. What other costs are associated with closing my loan (appraisal, underwriting, document prep, etc.)?

  9. ​Will you be attending my closing and/or will you go over my settlement statement in advance?

  10. ​If applicable, how long until I can be done with paying mortgage insurance?

  11. Do you have any references that you can provide?
